Surrounded by a busy main road to the north, 4 storey apartment building to the east and predominant western frontage, the design embraces the challenging site conditions and defines a new coastal urban aesthetic for development in Birtinya.

Sails central ‘laneway’ provides a shared space for residence to spill out onto, connecting the north facing communal open space. Landscape permeates the design, whilst privacy is maximised to the main road and operable screening introduced to manage the harsh western sun.

Sails simplistic, textured, bold forms and coastal urban aesthetic provides interest at street level, adds value to the area and provides an enhanced sense of community for the residents.
